Selling at the end of the year on the Treasure Coast: what 21 years taught me
Many people move between Thanksgiving and the new year, and many come to the Treasure Coast for the winter. If you sell now, remember the other side: the home you buy next costs more too. Real estate works best as a long-term plan.
Why do homes sell at the end of the year here?
In 2017, after 13 years in real estate, I wrote that I see many properties sell at the end of the year and the start of the new one, here on the Treasure Coast. Now it is 21 years, and I still see it. People have time off. Children can start a new school in January. And people come from the north to get away from the snow.
Should I wait for my price to go higher?
Many sellers want to wait for more profit. But remember the other side: if your home costs more, the next home you buy costs more too. The profit is not always as big as it looks.
Is real estate short term or long term?
Long term. Your home, your investment, your rental: the benefits show in years, not next week or next month.
What are homes doing right now?
The whole Treasure Coast has grown so much. In Indiantown there is a lot of new construction and new developments, and the same in Okeechobee: homes, businesses, everything. Fort Pierce looks nothing like it did when I started in real estate. Today you can find homes there that cost millions of dollars.
In August 2026, single family homes in Port St. Lucie 34953 sold for a median of $415,000, in a median of 35 days. In Okeechobee 34972, they sold for a median of $325,000, in a median of 16 days.
Then and now
I wrote "Halloween and the year is gone!" in October 2017. The year still goes fast. The advice is the same.
